You’re finally ready to start the journey to knock down your existing home and rebuild a new one. But where do you start?
It’s easy to get overwhelmed with so many different options and opinions being offered. Here are a few things to consider if you are looking to knock down rebuild.
1. Understand Your Land
A good place to start is to know more about your lot and any potential building issues or limitations.
Go to Council and request a zoning certificate, known as a 10.7 Certificate in NSW. This certificate will let you know important information about your land, such as if you are in a bushfire, flood or heritage zone.
It will also let you know if you are able to design your build through a Compliant Development Process known as (CDC) or DA process through your local council.
2. Know Your Budget
Talk to your bank or mortgage broker about your borrowing ability at the beginning of the process. It’s essential to know what your potential budget will be prior to engaging an architect, building designer or builder.
Usually budget is the thing that dictates which building pathway you go down.
3. Trees and Easements
Depending on your lot and your Council, trees and easements can cause big issues for your future build. If you have trees on your lot, find out from Council if they are protected species, or if you can remove them if necessary.
Also find out from your Water Board if you have any sewer or stormwater easements running through the lot. These issues will be important in the designing and building of your new home.
4. Gather a Design File
Start an online file of picture of interiors and exteriors you like. When Horizon Homes works with a client we put together a shared ideas book on the Houzz website. This is a depository of all the inspirational images you like for your future home. This will help tell the story of your personal style and it will be a good reference point when working with builders, designers or architects.
5. Research, Research, Research
Well before starting a build, start researching what type of builder you want for your project.
Some custom builders, like Horizon Homes, will work with you from the beginning and create an individual design that is perfect for your family and your block, handle all the building approvals and construct your new home.
Other builders want you to have your own plans and want you to handle your own building approvals.
Project builders will have a stable of pre-drawn designs and you choice a design that would best fit on your block. Ask friends and family for recommendations, go visit past projects of the builder and talk to current clients they are building for.
