STEP BY STEP
Step 1 – Initial consultation
At your first meeting with the Horizon Homes team, we’ll discuss your ideas, style and budget. We explain our process and the journey to your dream home.
After this meeting, you’ll receive a design brief document which will help you to consider all aspects of your new home, including timelines and costs.
Step 2 – Background work
The preparation work begins! We’ll organise:
- Contour survey of your property
- Soil test
- 10.7 Planning Certificate from your local council
- Drainage diagram from Sydney water
- Certificate of Title
- Site inspection
Together these documents define the basis of the building work proposed for your land. They’ll also confirm whether or not your build will meet complying development guidelines or a development application through your local council.
Step 3 – Concept design
The Horizon Homes team will meet with you to discuss your design brief. Our team consists of our Director, Denis Carroll, who has 30+ years of building experience, our award winning architectural designer and our sales/client representative. We will go through your design brief in detail. We’ll discuss potential construction methods and suggestions on building materials that could be used for different applications. We also make sure that important aspects like light and air flow are considered in the design. Our architectural designer will then prepare a concept design based on your specific design brief.
Step 4 – Project costing
Once the concept design has been approved by you, we’ll discuss the level of finishes you want in your home. Based on this information we’ll put together a comprehensive costing. This document details all costs and inclusions for your project.
We will then meet with you to explain the details of this document in person. At this stage you’ll have a complete understanding of the overall cost to build your dream home.
Once you have agreed on the design and the cost of your home, the next stage is the process of having your build approved.
Step 5 – Approval process
We’ll complete the architectural plans, BASIX assessment, structural and hydraulic engineering design.
Horizon Homes will also prepare the Development Application (DA) or Complying Development Certification (CDC).
Your dream home is really starting to take shape! During this process you will choosing all your exterior colours and finishes (with the help of our in-house interior designer).
Step 6 – Interior design selections
In step six, the real fun begins and you’ll start to consider interior design selections. Our interior designer will expertly guide you in picking your fixtures and finishes and will help you with all your colour selections giving you confidence that the finishes you are selecting will complement your house and its design.
Step 7 – Building contract
At this stage you are now ready to sign our fixed price building contract and once signed, building usually commences within four weeks.
Step 8 – Building the dream
Once the build has been approved and the contract signed, the building of your dream home begins. The care and attention to detail that you experienced through the design and approval process will continue throughout the build.
You’ll have a dedicated supervisor, who will be in constant contact updating you on all aspects of your build. Our goal is to ensure you realise your dream home without unnecessary complications or stress. In fact, our process is such a dream that most of our clients come from a direct recommendation from past people we have built for, which is the ultimate compliment for a builder.
