Adding Underground Parking and a Basement to your Custom Home Design
Since land prices are at a premium in Sydney, many people are considering adding underground parking and a basement to their new build designs. It certainly helps to maximise the amount of living space on your block.
But if you are considering adding basement parking to your new home build, here are some things to consider:
You need an experienced builder
A basement is a space you can’t afford to get wrong. Make sure your builder has experience with basements, because there are a lot of engineering and potential water leak issues that need to be considered. If you have future issues with your basement, they can be very difficult to fix. Your underground garage needs to be over-engineered to give you peace of mind.
More than just parking
Underground parking helps you maximise the amount of living space available on a block. In many cases, it also allows you to park more than two vehicles. It can also allow a lot more storage space. Depending on your council, you may also be able to add additional living spaces like a home gym, cinema room or golf simulator in the basement area.
Homes with basement parking tend to sell for a premium, so the extra cost of a basement can be a good investment.
Narrow blocks
Underground parking can be especially appealing with narrow blocks. Consider adding a turn table on the floor of the garage, so you drive in front ways and when you need to drive out the turn table gently spins the car back towards the garage door so you can easily drive out.
Council approvals
In most cases, if you want to build a basement, you will need to go through a Council development application (DA) process to get the build approved. If you want to get a complying development certificate (CDC) then the structure above the basement can only be one storey high. If you are in a flood prone area, it may be more difficult to get a basement approved. Touch base with your local council prior to designing your new home to see if there are any issues restricting you from building a basement.
