Being a boutique builder gives us considerable flexibility. At the same time, we’ve been able to leverage our established position in the local industry to give our clients the best outcome.
The post-COVID landscape
While state and federal governments provided subsidies to help home buyers and encourage people to build and buy during the pandemic, those supports have largely finished up.
Now we’re seeing rising supply chain costs that are having a big effect on the residential building industry.
A recent article on realestate.com.au indicated that in some cases, the cost of materials has risen by between 15 and 45 per cent since the global lockdowns.
Combine this with delays in freight shipping and worker shortages pushing up labour costs, and you have the ‘perfect storm’.
Of course, Horizon Homes is not immune to these issues. But as a boutique home builder, we can be nimble, and have been able to quickly make changes in the way we do business.
We now order material well in advance to factor in the additional shipping times.
We also modify our build schedules to accommodate any delays, so other jobs on site are completed if we are waiting on material.
Being an established builder with a long history in the custom home industry has helped as we’ve been able to leverage our long-term relationships with sub-contractors and suppliers.
We also actively pursue new relationships with suppliers. This ensures we can get the best materials at the most reasonable cost for our clients.
It helps, too, that Horizon Homes has its own in-house construction teams, led by experienced site managers. With our construction crews on staff, we have more control in planning and meeting our building schedules.
